Tiny Homes USA designs, manufactures, and delivers tiny homes, park model RVs, and manufactured homes. Product specifications, pricing, and availability are subject to change. Photos on the website may show upgraded finishes or optional features not included in base pricing.
Build times are estimates; actual delivery dates depend on factory capacity, transport scheduling, and site readiness.
Quotes are valid for 30 days unless otherwise stated. Prices include the specifications listed on the quote. Any customization beyond the quoted spec incurs additional cost. Delivery is free within 1,000 miles of our Texas workshop; transport beyond that radius is quoted separately.
We reserve the right to correct pricing errors. If a quoted price is found to be incorrect before an order is placed, we will provide a revised quote.
Orders require a deposit to begin factory scheduling. Progress payments may be required during build. Balance is due before delivery. We accept bank transfer, wire, and financing through our approved lending partners. We do not accept credit card for full payment on homes.
Every new home includes a 1-year limited structural builder’s warranty. Appliances and HVAC systems carry their respective manufacturer warranties (typically 1–10 years). Full warranty terms are delivered with every home.
The warranty does not cover damage from owner modifications, weather events exceeding design spec, improper site preparation, or normal wear.
Delivery dates are estimates. We will notify you of any delays. Owner is responsible for site preparation, utility hookups, and obtaining required permits — we provide guidance and a detailed prep checklist.
Risk of loss passes to owner upon delivery. Owner should inspect the home at delivery and log any issues before signing off.
Tiny Homes USA is not a lender. We partner with licensed institutions to provide financing. All credit decisions are made by the lender; we do not guarantee approval, rate, or term.
Our total liability for any claim is limited to the purchase price of the home. We are not liable for consequential, indirect, or incidental damages. Some jurisdictions do not allow these limitations, in which case the minimum legally-permitted limits apply.
These terms are governed by the laws of the State of Texas. Disputes will be resolved in state or federal courts located in Texas.
