What makes The Homestead different.

The Homestead is our entry single-family home — 840 square feet on a single-wide HUD-code foundation envelope, with 2 bedrooms, 2 full bathrooms, and an open kitchen-living layout that lives noticeably bigger than any of our 399-square-foot park models. It's the model most buyers pick when they're committing to tiny-home living as a primary residence rather than a vacation or rental.

The great room is the centerpiece. Vaulted ceiling with crown-molding accents in dark trim, large ceiling fan with bronze-finish blades, wraparound bank of windows for daylight. The kitchen opens directly into the living space with a peninsula breakfast bar topped in white quartz — a clear divider between zones without a wall to break the visual.

Kitchen cabinets are white shaker, top and bottom, with a navy-painted accent wall behind the range — a small designer touch that gives the otherwise-white kitchen a focal point. White subway backsplash, black appliances (top-freezer fridge, over-range microwave with vent, electric range), and a stainless double-basin sink under a window. Bonus banks of upper cabinets on the opposite wall give the Homestead more total storage than any of our park models.

The primary bath is a standard manufactured-home full bath: white shaker vanity with marble-look quartz top, white acrylic tub-shower combo with chrome handset, and the same wood-grain LVP that runs throughout. The second bath is comparable. Both rooms get plenty of natural light through frosted-pattern windows.

Throughout the home, finishes step up to single-family-home standards: light-gray washed wood-look LVP floors, crown molding, recessed LED lighting, and HUD-certified central HVAC instead of the mini-split systems used in our smaller park models.

Exterior is classic manufactured single-family: composite lap siding in your choice of trim color, gabled front porch with white columns and railings, standing-seam metal roof.

HUD-code certified — qualifying for foundation-set installation, traditional homeowners insurance, and chattel mortgages with terms up to 25 years. Starting at $75,899 with a 5% deposit. Financing from 5.57% APR over 15 years, no minimum credit score. Factory build 10–14 weeks. Free delivery and set within 1,000 miles of Smithville.

What's included in the base price of the The Homestead?

The $75,899 base price includes the full home as shown: framing, insulation, exterior finishes, appliances, HVAC, plumbing, electrical, and interior finishes. Add-ons such as solar, upgraded finishes, custom layout changes, or transport beyond the free-delivery zone are quoted separately.

How long until delivery?

Typical factory build time is 10-14 weeks. Delivery coordination adds 1-3 weeks depending on your state. Total order-to-move-in is typically 3-5 months.

Can I customize the The Homestead?

Yes. Minor customizations (finishes, appliances, cabinet colors) are standard. Layout changes or major modifications move into our Custom Build program, same factory and same warranty.
